5 Tips To Help Avoid Buyer's Remorse When Buying A Home5 Tips To Help Avoid Buyer’s Remorse When Buying A Home

Everyone feels the pull of regret at some point, but we hope that a home purchase isn’t the cause. Ideally, as REALTORS®, our goal is to help prevent the dreaded feeling of buyer’s remorse. We’re giving you our top five tips to help you make the best decision and avoid regret.

Find The Right REALTOR®

First and foremost, find the right REALTOR®. We put this on the list because it is easily the most crucial part of the process. You have many options for real estate agents—finding an experienced professional specializing in your areas of interest is an important step. Real Estate is complicated and changes rapidly; it demands dedication and constant education. Choose someone who has mastered understanding the market, presenting and winning offers, and has an excellent reputation within the community. And while much of the work lies on your REALTORS® shoulders, it’s on you to be receptive and let them do what they do best without thinking you know best. Years of experience always outweigh Google. Allow your real estate agent do what they do best.

Have An Honest Conversation

Be honest with yourself and your REALTOR® about your desires and deal breakers. Conversations about realistic expectations are among the top ways to ensure you get what you want and need. Living Houston gives each of our clients homework to better picture what they’re looking for in a home. Our clients can see their desired outcome on paper and refer to it as they view a property. Keeping these concepts top of mind gives you the best opportunity to find something that checks off most, if not all, of the essential items, so you feel empowered in the decision you made. Open communication grounded in the best possible interest of all parties involved is a must.

Be Realistic With Your Budget

People often regret their home purchase because they failed to factor in maintenance costs, taxes, insurance, lawn care, and various aspects of homeownership. When looking at houses, make sure you outline a realistic budget for what that truly looks like for you. Once you’ve calculated your budget, stick to it, don’t waste your time viewing homes out of your price range.

Stop Looking At Listings

New houses go on the market every single day. You need to be aware that good advertising is designed to pull your focus directly to what they want you to see. An individual is more likely to feel buyer’s remorse when constantly tempted with new options. Turn off your notifications asking you to check out recent listings once you’ve found a home you love. Embrace the house you know is right for you and trust your instincts. You will always be able to find something bigger and better, but allowing yourself to love the space you’re in, plant roots, and build a home will always feel better than chasing the next thing.

Don’t Listen To Negative Nellie’s.

Everyone has an opinion, and most are all too happy to share it with you. But remember, you have an opinion too, and you know what’s best for you better than anyone else does. People often want to poll friends and family for their thoughts, but they’re not living there. Advising a friend or family member with experience or expertise in the field can help, but allowing everyone to decide where you’re going to live is a poor idea. Comparing someone’s buying experience, often from many years ago, with your recent home purchase is unnecessary and not relative. It’s nobody’s business, but yours what you pay for your home, what you love about it, and where you choose to live. Don’t give everyone you know a chance to shoot down something you love, which excites you. Trust that you know what’s best for you and stand firm in it.
